Government legislation is being rolled across England and Wales to improve the energy efficiency of buildings. The European legislation - the Energy Performance of Buildings Directive 2007 – must be adopted by all member states.

4 Jan 2011 | First inspection of all remaining air-conditioning systems over 12kW must have occurred by this date. A system first put into service on or after 1 January 2008 must have a first inspection within 5 years of being put into service. |
6 Apr 2009 | Since 6 April 2009, part of Home information Pack (including EPC) must be in place before marketing of the property can commence (first day marketing). |
4 Jan 2009 | All commercial properties over 50m2 require a CEPC. |
1 Oct 2008 | All Public Buildings over 1,000m2 required to have a Display Energy Certificates after 1 October 2008.

9 Sept 2008 | Extension to the validity period of the Energy Performance Certificate within a Home Information Pack, for homes when marketed for sale from 1 year to 3 years from 9 September 2008. |
1 July 2008 | After 1 July 2008 an Energy Performance Certificate is required for the sale or lease of all commercial buildings over 2,500m2. |
6 Apr 2008 | Energy Performance Certificate required in order to receive a completion certificate on all new build properties (commercial and residential). An EPC is also required for the sale or lease of all commercial buildings over 1,000m2. |
14 Dec 2007 | Home Information Packs became mandatory requirement for the sale of all residential properties after 14 December 2007. In order to be able to place a property on the open market a HIP must have been ordered. |
1 Aug 2007 | Home Information Packs required for 4 bedroom plus houses after 1st August 2007 |
